WINTHROP FIREHOUSE BUILDING COMMITTEE MEETING August 13, 2025, Harvey Hearing Room CALL TO ORDER – 5:00pm ROLL CALL Present: Scott Wiley (SW), Stephen Calandra (SC), Jim Letterie (JL), Karin Chavis (KC), Jack Dempsy (JD), Hannah Belcher (HB), Tony Marino (TM), Joe Hanlon (JH) Absent: Jill Dorr, Kim Dimes, Paul Flanagan, Shannon Poulos Other Attendees: Dan Pallotta, P3 (DP), Larry Trim (KBA), Seung Hwan Lee (KBA) PLEDGE OF ALLEGIANCE MINUTES Approval of Minutes, July 29th, 2025 as circulated motion by JD, 2 nd by SC; Unanimously approved OPM UPDATE • Dan away 8/24-9/8, Mark Champagne will be backup • Test beds have been established to check for mastic below grade • 50/50 chance that it is found; if none, much easier/less costly • All utilities can be capped • Emergency response for gym & rink tied into old middle school • Will need to relocate that system – already started running fiberoptics for fire response – adding remote dialer • Larry/Seung Hwan have looked at archives and visited site • Visually checked foundations • Can find all drawings of site EXCEPT structural drawings • Water/electrical/etc. will be easy to cut and cap • Can cut utility lines to make old middle school building ‘free standing’ • Can visually see old high school foundation • Unclear if all debris was removed when that building was taken down • May need to enclose wall of Auditorium • Could cut/cap at top of auditorium (near old drama room) • Dan will provide drawings to Tony for DPW to dig appropriate test beds DISCUSSION JL: Need to talk to abutters before test beds are dug DP: Yes, abutters will be informed; just need to dig down deep enough to check for mastic, but the building’s footing is not that deep JL: Cellucci Tree needs to be carefully relocated/remain safe during construction. Also need to understand parking availability during demo DP: Demolition company determines staging/order of demo project, so no clear answers on parking etc. yet • Demo requests will be on register right before labor day, anticipate having all relevant drawings by the Wednesday after o Anticipate 4-5 bids o Still waiting on utility survey – should have by end of month Next Meeting: Monday, Sept. 29 th , 5pm – will start discussion of design DP: will use paper bidding process (IFB) to help keep cost down - All site visits have to be POSTED, but do not need to be open to the public ADJOURNMENT motion by JL ,2 nd by TM; Passed unanimously Adjourned 5:37pm
