Winthrop Firehouse Building Committee Meeting
Monday August 24 th , 2026 – Harvey Room 
CALL TO ORDER : 4:30pm

PRESENT: Jim Letterie, Tony Marino, Joseph Hanlon, Jack Dempsey, Karin Chavis, Scott Wiley, Paul Flanagan,
Steve Calandra, Jill Dorr, Hannah Belcher, Shannon Poulos, Kim Dimes 
ON ZOOM : 
ABSENT: Jack Dempsey, Hannah Belcher 
OTHER ATTENDEES: Dan Pallotta, P3, Robert Morel G&R Construction 
MINUTES : Karin Chavis made a motion to approve the minutes; Steve Calandra seconded the motion. A roll call was
necessary to approve the minutes, unanimously approved. 
OLD BUSINESS/GENERAL DISCUSSION: 
Dan Pallotta started the meeting by introducing Roberrt Morel, President of G&R Construction. G&R is a family-
owned business based in Hanover, MA. Some of their completed projects include the Hanover Library, Lexington Fire
Station and Chatham Fire Station. P3 has worked with them on several projects, and they have a good working
relationship. He noted that G&R was the lowest bidder and came in at $23,917,000 – The vehicle exhaust system and
some brickwork along the old middle school will be billed separately. The work is expected to begin mid-September.
The Assistant Project Manager and Project Manager will be on site daily; the Superintendent will be there daily. The
building will be wrapped prior to the colder months so they can continue working throughout the winter. The
committee discussed the schedule, logistics, parking and coordination with neighbors as well as ongoing closeout
work by SMI related to storm drain rerouting and unsuitable soil. Mr. Letterie mentioned removing the Michael
Cellucci plaque and having a re-dedication in the near future. KBA is working with the tree warden to remove and re-
plant the tree. 
PUBLIC COMMENT: Jack Dowd raised concerns about Article 97 and the status of the land
Kim Dimes made a motion to adjourn, Paul Flanagan seconded.
